Three ways to use Endira: before you build, while you build, and the advisory work that sits alongside both. Every engagement is scoped to the project, so get in touch and we will talk through what yours needs and what it would cost.


Before you build

Development Management

Pre-acquisition to design brief.

Before you commit money you need to know what the site will really cost and how long it will really take. We work that out, then set the project up so it can be built.

  • Feasibility and technical due diligence on the site
  • Budget and schedule set against real Bow Valley costs
  • Consultant selection, scoping and appointment
  • Planning and permitting coordination with the Town and local specialists
  • Procurement strategy and form-of-contract advice

While you build

Owner’s Representative

There are hundreds of decisions between your brief and a finished building: cost, schedule, quality and change. We are on site in your place, and we tell you what is happening early and straight.

All three include budget tracking, monthly reporting and a live risk and issue log. What changes is how often we are on site, how much authority we hold, and how deep we go.

Tier 01

Monitor

Choose this if you trust your builder and your team, and want someone senior and independent checking cost, schedule and progress every month.

On site monthly

  • Budget review and benchmarking

  • Warranty documentation review
Tier 03

Direct

Choose this if you are running the project from Calgary or Vancouver and need someone with authority to act for you, every week.

  • Extension of time and delay claims review
  • Draw and payment certification review
  • Defect liability oversight (12 months)
  • Final account review

What it costs

Every project is different, so fees are scoped to the job rather than listed here. Tell us what you are building and we will set out a scope and a fee in writing. Fees are billed as a fixed monthly retainer, not by the hour.

Design Management

An error caught in the drawings costs a fraction of the same error caught on site. We review the design for buildability, coordinate the consultants, benchmark cost and lock the specification before tender.

Contract Administration

A payment certificate is only worth something if the certifier has nothing riding on the number. We administer CCDC contracts impartially: valuations, variations, extensions of time and final account, assessed on the evidence and fairly between the parties.

Project Monitoring & Technical Due Diligence

For lenders, investors and purchasers funding a project they are not running. Independent review of cost, schedule, quality and draw requests, based on what is actually happening on site.

Engage: before funding, then monthly through construction.

Asset & Facilities Advisory

A building that is cheap to build and expensive to run is not a good project. We put numbers on the running cost of decisions made during design and construction, plan for capital replacement, and get the operating side ready before handover: maintenance strategy, service contracts, warranties and manuals.

Engage: design stage onwards, or at handover.

What we don’t do.

We are not a contractor, architect, engineer or realtor. We do not build, we do not design, and we do not hold trade contracts. We are engaged by the client and paid by the client, in every role.

Discovery call

Thirty to forty-five minutes, free. What you are building, what stage you are at, and what is worrying you.

Scoping memo

One or two pages setting out a scope and a fee. No fifty-page proposals.

03

Engagement letter

A short CCDC 31-based letter, or a fixed-scope contract outside CCDC. Signed in days, not weeks.

04

Mobilize

On site within two weeks of signature.
